T ?ATM 14AP Tentative map was presented covering proposed subdivision of
TRACT NO. 1W6 20 acres (79 lots) in Zone I, Located at the southwest cower
Jones & aloege, of Garvey Blvdo and Lark Ellen Avenue. The Panning Comission
APIMDV 3 had earlier approved this map subject to the following recom-
mendations a
1) That all Lots confom to Zone I requirements.
2) That all street improvements outlined in Section 49 of Ordinance No. 225, includ-
ing utilities., be installed accordingly and meet the approval of the City Engineer.
3) That "G" Street be made 600 in width.
4) That a 202 alley be provided at the rear of Lote 64—?9 inclusive.
5) That vehicular access rights to Lark E21en Avenue on lots along Iark Men Avenue
be dedicated to the City of West Covina.
6) That 10 lots along the south edge of the tract, at the crest end of „G" Street., and
at the west end of the alley between Lota 1. and 2 be dedicated to the City of West
Covina.
7) That the tract conform to the proposed Division of Hi ghi,.ays right -of -tay.
8) That the intersecgion at the north end of ""r" Street and the service road be mado
. an approximate 90 angle.
• 9) That "D" and 'ORO Streets be made 606 1n width,,
Motion by Councilman Sperline, seconded by Councilman Niossber°g, and carried., that map
be approved subject to a dedication for an 801 street on Lark Ellen Avenue, eliminating
the allSY; the curb to be placed on the outside of the palm trees (i.e. the easterl,y
side); that a turn -around be supplied for garages on Lark Fllen Avenue; that a set
contract be entered into on the removal, cost of the Paz trees, to be deposited with the
city; and subject to the above recorme.-ndations of the Plant-ii.ng Commission which do not
conflieto

Motion by Councilman Kossberg., seconded by Coinuci7man Sperline,, and carried, that nap

the alley; the curb to be placed on the outside of the palm trees (Le. the easterly
side); that a turn -around be supplied for garages vn Dark Ellen Avenue; that a set cog-

and subject to the above recommendations of the Planning Commission which do not conflict.
TENTATIVE MAP At the request of Pair. Bandy, consideration of his map covering 9
TRACT W. 16233 acres (39 lots - 30 building sites) in Zone I located at the south -
Frank Bandy east corner of Cax-rey Blvd., and"Glendora Avenue,, was held over.,
HM OVER, pending action on his Change of Zone Application No. 16 affecting
this property,
PAIR TREES Mr. Edwin Jobe was present and requested clarification of the policy
regarding pa?m trees in view of the above actions. He was advised
that the palm trees vUl be saved until such time as additional widening is required on
Lark Ellen Avenue,
