MEEKER AVENUE RECOMMENDATION: It is recommended that the City Council adopt the following resolution: RESOLUTION NO. 2019-71— A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 196 LOCATED AT 1459 S. MEEKER AVENUE AND DIRECTING THE RECORDATION THEREOF DISCUSSION: The property owners for 1459 S. Meeker Avenue has requested adjustment of the common lot line between their two parcels. The two parcels share a common address and are owned by the same owner. One parcel is occupied by a single-family home and 19,169 square -feet in size, and the other is vacant land and 5,625-square feet in size. The vacant lot is in the front of the larger lot. The purpose of the lot line adjustment is to revise the lot configurations to allow for the construction of a single-family home on the vacant parcel. The lot line adjustment would reconfigure the existing lots as indicated in the following table: Parcel No. I Address I Existing Lot Size Proposed Lot Size Change 1 1459 S. MEEKER AVENUE AND DIRECTING THE RECORDATION THEREOF WHEREAS, the owners of the two adjacent parcels, submitted legal descriptions to this meeting and by reference thereto made part hereof as Exhibits "A" and `W', for a lot line adjustment between the two parcels, and submitted a written request for a lot line adjustment; and WHEREAS, said submitted lot line adjustment has been reviewed by the City Engineer and the Planning Department; and WHEREAS, the City Engineer and Planning Department have determined that said lot lane adjustment is in conformance with the Subdivision Map Act and with the General and Specific Plans of the City of West Covina. NOW, THEREFORE, the City Council of the City of West Covina does resolve as SECTION 1. That Lot Line Adjustment No. 196, attached hereto as Exhibit A and B and incorporated by this reference, is hereby approved. SECTION 2. That the proper officers of the City of West Covina be and hereby authorized and instructed to approve said lot line adjustment, per Section 66412(d) of the Subdivision Map Act, on behalf of the City. SECTION 3. That the City Clerk shall certify to the adoption of this resolution, and shall cause the lot line adjustment to be fled for record in the Office of the County Recorder of the County of Los Angeles.
