RECOMMENDATION:
It is recommended that the City Council adopt the following resolution:
RESOLUTION NO.2019-60 — A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA, CALIFORNIA, APPROVING FINAL MAP OF TRACT MAP NO. 77133
LOCATED AT 1530 W. CAMERON AVENUE (MERITAGE HOMES OF CALIFORNIA, INC.)
DISCUSSION:
On May 22, 2018, the West Covina Planning Commission approved Tentative Tract Map No. 77133. The tract
map consolidates three contiguous lots to construct 56 condominium units (townhomes). These three parcels total
2.82 acres. The subdivision consists of 56 condominium units on 2.82 acres and landscape pockets distributed
throughout the development. The owner, Meritage Homes of California, Inc., is requesting final map approval from
the City of West Covina.
The owner has satisfied all conditions for approval of the tract map and has bonded for all required on -site and
off -site improvements. The map was reviewed by the City's consultant, PacRim Engineering, and determined to be
in compliance with current State law and technically correct. In accordance with Section 66458 of the California
Government Code, the final map must now be approved or disapproved at the first City Council meeting at which
it is received, or at the next regular meeting. If no action is taken by the next regular meeting of the City Council,
the map shall be deemed approved.
The recordation of the final map is dependent on the developer's actions. The developer needs to arrange with Los
Angeles County to pay for all present property taxes and bond for future property tax encumbrance.
ENVIRONMENTAL REVIEW:
This project qualifies for a Categorical Exemption pursuant to the California Environmental Quality Act, Section
15315, Minor Land Divisions, and is determined to be exempt from further environmental review requirements
contained in CEQA

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST
COVINA, CALIFORNIA, APPROVING FINAL TRACT MAP NO. 77133
LOCATED AT 1530 W. CAMERON AVENUE (MERITAGE HOMES OF
CALIFORNIA, INC.)
WHEREAS, there has been submitted to the City Council by the owner and subdivider
thereof; a final subdivision map of Tract Map No. 77133 which has been approved by the Planning
Commission and the City Engineer.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF WEST COVINA
DOES HERBY RESOLVE, DETERMINE, AND ORDER AS FOLLOWS:
SECTION 1. That the final subdivision map of Tract Map No. 77133 has been submitted
to the City Council and the same is hereby approved.
SECTION 2. That the proper officers of the City of West Covina are hereby authorized
and instructed to execute said final map on behalf of the City.
SECTION 3. That, as determined by the City Council, Tract Map No. 77133 is consistent
with the General Plan of the City of West Covina and the Specific Plan as adopted for the area.
SECTION 4. That Tract Map No. 77133 will not unreasonably interfere with the free and
complete exercise of public utilities.
SECTION 5. That the City Clerk shall certify to the adoption of this resolution.
SECTION 6. That the City Clerk shall transmit a certified copy of this resolution to utility
companies.
PASSED, APPROVED AND ADOPTED on August 12, 2019.
