• A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST
COVINA, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO.
70 AND DIRECTING THE RECORDATION THEREOF (Daniel and
Teri Meister)
WHEREAS, there was filed with the City of West Covina a verified
application on forms prescribed in Chapter 20 of the West Covina Municipal
Code requesting approval of a Lot Line Adjustment on that certain property
generally described as follows:
Lot 25 and 61 of Tract No. 39468, and
WHEREAS, on July 10, 1989, the City Council referred the matter to
the Planning Commission; and
WHEREAS, the Planning Commission adopted Resolution No. 9-89-3772
recommending to the City Council denial of Lot Line Adjustment No. 70; and
WHEREAS, on October 9, 1989, the City Council conducted a duly noticed
public hearing to consider Lot Line Adjustment No. 70 and directed staff to
return to the Council with a resolution approving the said Lot Line Adjustment;
and
WHEREAS, the City Engineer and the Planning Department have determined
that said Lot Line Adjustment as proposed is in conformance with the Sub-
division Map Act, Government Code Section 66412(d), in that the proposed
Lot Line Adjustment conforms to local zoning and building ordinances and is
in conformity with the General Plan.
NOW, THEREFORE., the City Council of the City of West Covina does
resolve as follows:
SECTION 1. That the Lot Line Adjustment as described in Exhibit "A"
and the same is hereby approved with two conditions. The property will
revert to the City of West Covina: (1) Upon transfer of the property by the
Meisters, or (2) Should buildings or other structures (excepting installation
of below -ground irrigation) be installed within the former open space area,
or failure to preserve the property in essentially its natural state, excepting
the cultivation of grasses, groundcover, or low growing shrubs which do not
in any way obstruct the visual open space.
SECTION 2. That the proper officers of the City of West Covina be
and they are hereby authorized and instructed to approve said Lot Line
Adjustment on behalf of the City.
SECTION 3. The proposed project is Categorically Exempt under Class
15 of the California Environmental Quality Act of 1970, as amended.
SECTION 4. That the City Clerk shall certify to the adoption of this
resolution, and to cause the said resolution and said certificate to be
filed for record in the,Office of the County Recorder of the County of Los
Angeles.
