A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFORNIA, APPROVING TENTATIVE PARCEL MAP NO. 14592 (Ray Lewis)
The City Council of the City of West Covina, California
does hereby resolve as follows:
• WHEREAS, there was filed with the City of West Covina a
verified application by Ray Lewis requesting approval of a tentative
parcel map dividing a 0.67-acre parcel into two separate commercial
lots containing five existing buildings in the Xeighborhood=Commercial
(N-C) Zone; and described as follows:
Lot 7 of Tract No. 13166 recorded in Book 252,
pages 48 and 49 of Maps, and that portion of
Rancho La Puente as recorded in Book 1, page
43 of Patents in the Los Angeles,County Records
Office; and
WHEREAS, in accordance with the guidelines and procedures
mandated for Environmental Impact Reports, the proposed division of
land within an urbanized area has been reviewed and determined to be
categorically exempt (Class 15) under the requirements of CEQA.
WHEREAS, hearings on said application were duly noticed
and conducted by the Planning Commission on October 21, 1981, at which
time said application was approved subject to conditions, and
WHEREAS, that action of the Planning Commission was appealed
to the City Council for hearing and consideration; and
•WHEREAS, after proper and legal notice, the City Council
held:'hearings on said Planning Commission action on January 11, 1982.
NOW, THEREFORE, BE IT RESOLVED, that pursuant to findings
made in Planning Commission Resolution No. 10-81-3132, approving
Tentative Parcel Map No. 14592, the City Council does hereby approve
Tentative Parcel Map No. 14592, provided that the physical development
of the property included therein shall conform to said map and to each
and all of the conditions of tentative parcel map approval contained
in Planning Commission Resolution No. 10-81-3132, which resolution
is by this reference incorporated -herein and including the conditions
contained in this resolution.
BE IT FURTHER RESOLVED, that the violation of any of the
conditions contained in Planning Commission Resolution No. 10-81-3132,
or this resolution shall be grounds for the revocation of the tentative
parcel map by the Planning Commission or the City Council. The tenta-
tive parcel map shall not be effective for any purpose until the owner
of the property or his duly authorized representative has filed in the
office of the Zoning Department an affidavit stating that he is aware
of and accepts all of the conditions contained in Planning Commission
Resolution No. 10-81-3132 and this resolution as follows:
1. Conform to Tentative Parcel Map No. 14592.
2. Engineering Department Requirements:
• a. Applicant to comply with all conditions contained in
Planning Commission Resolution No. 567.
b. Sanitary sewers shall be provided.
c. The required street improvements shall include those
portions of Garvey, Lang and Harbert (driveway approaches)
contiguous to subject propertyc_-except,the most northerly
driveway on°,.Lang Avenue.

d. Full parkway width sidewalks with trees in tree wells shall
be constructed along Garvey, Lang and Harbert adjacent
to curb.
e. Adequate provision shall be made for acceptance and
disposal of surface drainage entering the property from
adjacent areas.
f. Prior to approval of a final map the applicant shall
satisfy all of the following requirements:
i. Arrangements for the installation of street
lights with underground wiring shall be made with
Southern California Edison Company. At the time
of installation, the applicant shall provide the
necessary trenching and backfill.
ii. An itemized cost estimate for all on -site and
off -site improvements to be constructed (except
buildings) shall be submitted to the Engineering
Department for approval. Based upon the approved
cost estim`ates,.required fees shall be paid and
improvements securities for all on -site and off -
site improvements (except buildings) shall be
posted prior to final approval of the plans.
g. The proposed subdivision shall conform to Chapter 20
Subdivisions of the West Covina Municipal Code.
3. Building Department Requirements:
No requirements.
4. Fire Department Requirements:
No requirements.
5. Police Department Requirements:
No requirements.
6. Redevelopment Department Requirements:
No requirements.
FINALLY RESOLVED, that. the City Clerk shall certify to the
adoption of this resolution.
