It is recommended that the City Council adopt the following resolution:
RESOLUTION NO. i3 A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF WEST COVINA, CALIFORNIA, APPROVING LOT
LINE ADJUSTMENT NO. 179 AT 4101 AND 4111 SOUTH NOGALES
STREET AND DIRECTING THE RECORDATION THEREOF (BUTA
BUDDHIAM RESEARCH CENTER AND CHI LI HOU)
DISCUSSION:
The owners have requested the adjustment of the common lot line between their two properties
located at 4101 and 4111 South Nogales Street. The existing two lots will be reconfigured .to
facilitate the development of a retail center at 4111 South Nogales Street in conjunction with
Precise Plan 08-06 as approved by the Planning Commission on November 11, 20081 . The lot
line adjustment would reconfigure the existing lots as indicated in the following table.

Lot Line Adjustment No. 179 has met all L conditions required for City Council approval per'
Chapter 20, Article VII of the West Covina Municipal Code and Division 2, Chapter 2, of the
Government Code, cited as the Subdivision Map Act.
The approval of this lot line adjustment will not affect Tentative Tract No. 70193 and the
processing of the final map may continue with some minor adjustments.
ALTERNATIVES:
Since this request complies with all legal requirements, there is no reason to not approve 'Lot
Line Adjustment No. 179.

RESOLUTION NO. - A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF WEST COVINA, CALIFORNIA, APPROVING LOT
LINE ADJUSTMENT NO. 179 AT 4101 AND 4111 S. NOGALES
STREET AND DIRECTING THE RECORDATION THEREOF (BUTA
BUDDHIAM RESEARCH CENTER AND CHI LI HOU)
WHEREAS, .Buta Buddhiam Research Center and Chi Li Hou, the owners of the two
adjacent parcels, submitted legal descriptions to this meeting and by reference thereto made part
hereof, for a lot line adjustment between the two parcels, and submitted a written request for a lot
line adjustment; and
WHEREAS, said submitted lot line adjustment has been reviewed by the City Engineer
and the Planning Department; and
WHEREAS, the City Engineer and Planning Department have determined that said lot
line adjustment is in conformance with the Subdivision Map Act and with the General and
Specific Plans of the City of West Covina.
NOW, THEREFORE, the City Council of the City of West Covina does resolve as
follows:
SECTION 1. That the lot line adjustment submitted to this meeting be and the same is
hereby approved.
SECTION 2. That the proper officers of the City of West Covina be and hereby
authorized and instructed to approve said lot line adjustment, per Section 66412(d) of the
Subdivision Map Act, on behalf of the City.
SECTION 3. That the City Clerk shall certify to the adoption of this resolution, and shall
cause the lot line adjustment to be filed for record in the Office of the County Recorder of the
County of Los Angeles.
