D-4 DATE February 7, 2006 SUBJECT: LOT LINE ADJUSTMENT NO. 170 LOCATION: 1129 SOUTH GLENDORA AVENUE APPLICANT: EVERGREEN-DEVCO (WALGREENS) RECOMMENDATION: It is recommended that the City Council authorize the Mayor and City Clerk to execute the lot line adjustment and adopt the following resolution: \ RESOLUTION NO. - q - A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 170 LOCATED AT 1129 SOUTH GLENDORA AVENUE AND DIRECTING THE RECORDATION THEREOF DISCUSSION: Evergreen-Devco is requesting that lot line between their two parcels located at 1129 South Glendora Avenue be adjusted to accommodate the configuration of the proposed Walgreens project. The two parcels in their current configuration are 28,644 square feet and 18,691 square feet in size. The area of the land being adjusted is about 7,465 square feet, thus making Lot 1 36,109 square feet and Lot 2, 11,226 square feet in size. Lot Line Adjustment No. 170 has met all conditions required for the City Council approval per Chapter 20, Article VII of the West Covina Municipal Code and Division 2, Chapter 2, of the Government Code, cited as the Subdivision Map Act. ALTERNATIVES: Since this request complies with all legal requirements, there is no reason to not approve Lot Line Adjustment No. 170. FISCAL IMPACT: None. A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 170 LOCATED AT 1129 SOUTH GLENDORA AVENUE AND DIRECTING THE RECORDATION THEREOF WHEREAS, Evergreen-Devco, the owner of the two adjacent parcels, submitted legal descriptions to this meeting and by reference thereto made part hereof, for a lot line adjustment between the two parcels, and submitted a written request for a lot line adjustment; and WHEREAS, said submitted lot line adjustment has been reviewed by the City Engineer and the Planning Department; and WHEREAS, the City Engineer and Planning Department has determined that said lot line adjustment is in conformance with the Subdivision Map Act and with the General and Specific Plans of the City of West Covina. NOW, THEREFORE, the City Council of the City of West Covina does resolve as follows: SECTION 1. That the lot line adjustment submitted to this meeting be and the same is hereby approved. SECTION 2. That the proper officers of the City of West Covina be and they are hereby authorized and instructed to approve said lot line adjustment, per Section 66412(d) of the Subdivision Map Act, on behalf of the City. SECTION 3. That the City Clerk shall certify to the adoption of this resolution, and shall cause the lot line adjustment to be filed for record in the Office of the County Recorder of the County of Los Angeles. APPROVED AND ADOPTED this 71h day of February 2006.
