Yauchzee, Director/City Engineer DATE December 21, 2004 Public Works Department SUBJECT: APPROVAL OF FINAL MAP FOR PARCEL MAP NO. 26899 LOCATION: 2000 GREEN RIDGE TERRACE SUBDIVIDER: CITY OF WEST COVINA RECOMMENDATION: It is recommended that the City Council adopt the following resolution: y,-t o0 RESOLUTION NO. oo `'� - RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, APPROVING FINAL MAP OF PARCEL MAP NO. 26899 LOCATED AT 2000 GREEN RIDGE TERRACE AND DIRECTING THE RECORDATION THEREOF (CITY OF WEST COVINA) DISCUSSION: On September 9, 2003, the West Covina Planning Commission conditionally approved Tentative Parcel Map No. 26899. The parcel map creates two parcels from the 71.73-acre parcel. In accordance with the final sales agreement with Suburban Water Systems (SWS) for the City's water company, the water storage facilities needed to be separated from larger open space parcel. SWS water storage facilities parcel is 45,900 square feet in size and the City's open space parcel will be reduced to 70.68 acres. The City subsequently submitted the parcel map to the County of. Los Angeles Engineer for checking on behalf of the City. SWS then requested final map approval by the City. The City has met all the conditions of approval of the parcel map. Also, the map has been checked and found to be correct by the County of Los Angeles. Therefore, there is no reason not to grant final map approval. The final map must be approved or disapproved at the first City Council meeting at which it is received, or at the next regular meeting (reference Section 66458 of the State Government Code). If no action is taken, the map shall be deemed, approved. ALTERNATIVES: Since the parcel map meets all the conditions for approval and is in substantial compliance with the previously approved tentative map, there is no alternative but to approve the final map (reference Section 66474.1 of the State Government Code).
