VINCENT AVENUE RECOMMENDATION: It is recommended that the City Council adopt the following resolution: 2001A , D, RESOLUTION NO. 2003- - A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 156 LOCATED AT 333 S. VINCENT AVENUE AND DIRECTING THE RECORDATION THEREOF (VINCENT-COVINA REALTY ASSOCIATES, L.P.) DISCUSSION: The owners of two commercial parcels located at 333 S. Vincent Avenue (northwesterly corner of Vincent Avenue and West Covina Parkway) are developing the parcels to accommodate a Starbucks Coffee and several retail stores. As part of the Planning Commission Conditions of Approval, the owners are required to consolidate the two parcels into one parcel. The total area of the new parcel is 0.46 acres. Lot Line Adjustment No. 156 has met all conditions required for the City Council approval per Chapter 20, Article VII of the West Covina Municipal Code and Division 2, Chapter 2, of the Government Code, cited as the Subdivision Map Act. ALTERNATIVES: The City Council may choose not to approve Lot Line Adjustment No. 156. The Subdivision Map Act states that "The local agency shall limit its review and approval to a determination of whether or not the parcels resulting from the lot line -adjustment will conform to the local zoning and building ordinances." Since this request complies with all legal requirements, there is no reason not to approve Lot Line Adjustment No. 156. FISCAL IMPACT: None.
