SUMMARY: Lewis Homes of California has requested a lot
line adjustment of six lots within Tract 48636,
Sunrise Palms, on California Avenue.
BACKGROUND.
Lewis Homes of California has requested the adjustment of lot lines between six lots: Lot
Nos. 20, 21, 22, 23, 35, and 38 of Tract 48636. This lot line adjustment will locate the new
lot lines in compliance with side yard set -back requirements.
ANALYSIS
Lot Line Adjustment No., 112 has met all conditions for City Council Approval per Chapter
20, .Article VIII of the West Covina Municipal Code'and Division 2, Chapter 1, of the
Government Code, cited as the Subdivision Map Act, Article 1. The City Attorney has
approved as to form a Resolution approving Lot Line Adjustment No. -112.
FISCAL IMPACT
The adjustment of the five lot lines will not affect future general property tax revenue or
increase the cost of Municipal services to the City. There is no expected net fiscal impact as
a result of the lot line adjustments.
ALTERNATIVES
All conditions of the West Covina Municipal Code and .the Subdivision Map Act have been
met; therefore, approval of the Lot Line Adjustment would be in order.
RECOMMENDATION
It is recommended that the City Council adopt the following resolutions:

A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF WEST COVINA CALIFORNIA, APPROVING LOT
LINE ADJUSTMENT NO., 112, AND DIRECTING THE
RECORDATION THEREOF.

WHEREAS, Lewis Homes of California, the owners of six parcels, submitted
Jo this meeting a legal description and by reference thereto made a part hereof, for a lot line
adjustment, between the six parcels, and a written request for the lot line adjustment; and
WHEREAS, said submitted lot line adjustment has. been .reviewed by the City
Engineer and the Planning Department; and
WHEREAS, the City .Engineer and Planning Department have determined that

aid lot line adjustment is in conformance with the Subdivision Map Act and the General and
Specific Plans. of the City of West Covina.
NOW, THEREFORE, the City Council of the City of. West Covina does
resolve as follows:
SECTION 1. That the lot line adjustment submitted to this meeting be and the
same is hereby approved.
SECTION 2. That the proper officers of the City of West Covina be and they
are hereby authorized and instructed to approve said lot line adjustment, per Section 66412(d)
of the Subdivision Map Act, on behalf of the City.
SECTION 3. That, the. City Clerk shall certify to the adoption of. this
resolution, and to cause the said Certificate to be filed for record in the Office of the County
Recorder of the County of Los Angeles.
