Public Services Department DATE January 18, 2000 SUBJECT: LOT LINE ADJUSTMENT NO., 141- - -WEST COVINA MINI -STORAGE SUMMARY West Covina Mini -Storage has requested an adjustment of the lot lines of two adjacent lots. The area of the land being adjusted is 2.65 acres. BACKGROUND: West Covina Mini -Storage has requested an adjustment of the lot lines of two adjacent lots located at 2221 W. Ramona Boulevard. The existing two lots will reconfigured as indicated on the attached sketch. The area being adjusted is approximately 2.65 acres and is in conjunction with Conditional Use Permit No. 531 as approved by the Planning Commission on -October 12, 1999: DISCUSSION: Lot Line Adjustment No. 141 has met all conditions required for City Council approval per Chapter 20, Article VII of the West Covina Municipal Code and Division 2, Chapter 2, of the Government Code, cited as the Subdivision Map Act. The. City Attorney has approved as to form a resolution approving Lot Line Adjustment No. 141. The approval of this lot line adjustment does not grant any rights for the construction of a self -storage facility, The self -storage facility has. been. approved by the City Planning Commission and is being processed . concurrently. In fact, this lot line adjustment is a condition of approval for construction of the self -storage facility. FISCAL IMPACT:. There is no fiscal impact to. the City of West Covina. ALTERNATIVES: Since this request complies with, all legal requirements, there is no reason to not approve Lot Line Adjustment No. 141. A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 141, AND DIRECTING THE RECORDATION THEREOF (WEST COVINA MINI -STORAGE). WHEREAS, West Covina Mini -Storage has submitted legal descriptions to this meeting and by reference thereto made part hereof as EXHIBIT "A", for a lot line adjustment between the two parcels, and submitted a written request for a lot line adjustment; and WHEREAS, said submitted -lot line adjustment has been reviewed by the City Engineer and the Planning Division; and WHEREAS, the City Engineer and Planning Division have determined that said lot line adjustment is in conformance with the Subdivision Map Act and the General and Specific Plans of the City of West Covina. NOW, THEREFORE, the City Council of the City of West Covina does resolve as follows: SECTION 1. That the lot line adjustment submitted to this meeting be and the same is hereby approved SECTION 2. That the proper officers of the City of West Covina be and they are hereby authorized and instructed to approve said lot line adjustment, per Section 66412(d) of the Subdivision Map Act, on behalf of the City. SECTION 3. That the City Clerk shall certify to the adoption of this resolution, and to cause the lot line adjustment to be filed for record in the Office of the County Recorder of the County of Los Angeles.
