CATEGORICAL EXEMPTION
APPLICANT: Brookfield Homes, Southland
LOCATION: Lots 16 and 18 of Tract Map No. 42169
The applicant is requesting approval of a slight modification of the minimum
front setback requirements on the above referenced lots. The proposed
development meets and exceeds all other pertinent aspects of the West
Covina Municipal Code for residential developments in the "Single -Family
Residential (R-1) Area District V, Hillside Overlay Zone".

Dear Mr. Olivier:
At its meeting of January 14, 1997, the City of West Covina Administrative Review
Board-APPRO ED Slight Modification No..161 a & b to allow for'a variance of 20
percent from required front setbacks pursuant to the staff report.
Sectipn 26-267(4) of the West Covina Municipal Code provides that the decision'of
the Administrativim Review Board shall become final and effective 15 days after the
f
date of written iPotification to the applicant, Planning Comrnission and City Council.
During said period, an appeal may be filed in writing with the City Council, or a
motion of appe' I al may be adopted by the City Council, or Planning Commission.
Such an appeal shall suspend and set -aside the decision of the Administrative
Review Board or Planning Commission until such time as a decision on the, appeal
