The project consists of a tentative parcel map, precise
plan, and variance to allow for the construction of an entry
state-ment to the West Covina Auto Center. The parcel map
will consolidate four parcels, including -a portion of an
existing alley to be vacated, and create a 34,286 square
foot parcel. A monument sign will be constructed atl'the
northwest corner of the site creating an entry identity to
the West Covina Auto Center for motorists travelling ';through
the Azusa Avenue and Garvey Avenue intersection. The
remaining portion of the site will be reserved for future
auto -related development.

The applicant is requesting approval of an unclassified use
permit to establish a 3;,185 square foot restaurant with an
accessory game arcade consisting of eleven video game
devices on property located with the PCD-1, Planned
Community Development Neighborhood Shopping Center zone.
