NEW PUBLIC HEARING " (1) ZONE CHANGE NO. 629 TENTATIVE TRACT MAP NO. 46763 PRECISE PLAN NO. 822 ENVIRONMENTAL IMPACT REPORT APPLICANT: Pacific Tonopah, Ltd. LOCATION: 1951 South Sunset Avenue The applicant is requesting approval of a zone change from "Single -Family Residential (R-1), Area District II" to "Specific Plan"; a tentative tract map to create 131 single- family lots, one recreation area and one open space lot; and a precise plan of design to allow the construction of 131 patio homes. (2) UNCLASSIFIED USE PERMIT NO. 416 NEGATIVE DECLARATION OF ENVIRONMENTAL IMPACT APPLICANT: Banal Na.Pagaaral Corporation LOCATION: 3104-3110 East Garvey Avenue South The applicant is requesting approval of an unclassified use permit to operate a'seminar and training center in an existing warehouse building and construct a parking lot. The 1.44-acre project site is located in the "Neighborhood -Commercial (N-C)" and "Service -Commercial (S-C)" zones. NON -HEARING ITEMS M AMENDMENT OF PUBLIC TREE REMOVAL PERMIT NO. 59 Staff recommends that the Planning Commission approve an amendment to Public Tree Removal Permit No. 59 for the removal of both public trees and significant trees impacted by the Cortez Street Improvement Plan.
