APPROVAL OF MINUTES:
Regular meeting, November 22, 2011 – The minutes were approved as amended.

Motion by Redholtz, seconded by Sotelo, to approve the items listed. Motion carried 5-0.
C. PUBLIC HEARINGS

VARIANCE NO. 11-14
APPLICANT: Stacy Brown for Majestic Signs
LOCATION: 301 North Azusa Avenue (West Covina Village Shopping Center)
REQUEST: The applicant is requesting approval of a variance for a sign to deviate from certain development standards including signage for ground floor secondary business identification.
The applicant is proposing to install a 43-square foot secondary ground floor wall sign adjacent to North Azusa Avenue and East Workman Avenue.
COMMENTS:
Stacy Brown, applicant representing Majestic Signs, spoke in favor of the project. No one spoke in opposition.
There was a discussion by the Commission regarding the number of businesses located in this tenant space, and existing temporary banners on the site.
It was the consensus of the Commission that the requested variance would be beneficial to the success of the business.
Motion by Sotelo, seconded by Redholtz, to adopt Resolution No. 11-5459, approving Variance No. 11-14. Motion carried 5-0.

Redholtz – regarding ribbon cutting at Menchie’s Yogurt
Sotelo – congratulated West Covina High School football team and spoke about the American Legion food basket program.
Holtz – Wished everyone a Merry Christmas
Stewart – Tree Lighting Ceremony at Westfield mall.
Carrico – Wished staff Happy Holidays

CITY COUNCIL ACTION:
December 20, 2011 regular meeting – Appeal of Planning Commission denial of Precise Plan No. 11-04, Tree Removal Permit No. 11-04, Variance No. 11-08, and Tentative Tract No. 71595 is
scheduled for hearing.

Completion of West Covina Senior Villas II
