PUBLIC HEARINGS PRECISE PLAN NO. 12-02 CONDITIONAL USE PERMIT NO. 12-02 VARIANCE NO. 12-04 MITIGATED NEGATIVE DECLARATION APPLICANT: Steve Olshan for LA Fitness LOCATION: 3401-3133 East Garvey Avenue REQUEST: The project consists of a request for a precise plan to construct a 45,000 square foot fitness club (LA Fitness) and redesign of the parking facilities within “Restaurant Row” located on Garvey Avenue, ease of Barranca Avenue. A conditional use permit is proposed for the operation of the fitness club, as well as Joint Use Parking for uses within the center (Restaurant Row). In addition, the applicant is requesting approval of a variance to certain development standards including sign height and sign size. Motion by Holtz, seconded by Woods, to adopt Resolution No. 12-5473, certifying the Negative Declaration. Motion carried 4-0 (Valles absent.) Motion by Holtz, seconded by Woods, to adopt Resolution No. 12-5474, approving Precise Plan No. 12-02. Motion carried 4-0 (Valles absent.) Motion by Holtz, seconded by Woods, to adopt Resolution No. 12-5475, approving Conditional Use Permit No. 12-02, as amended. Motion carried 4-0 (Valles absent.) Motion by Holtz, seconded by Woods, to adopt Resolution No. 12-5476 approving Variance No. 12-04. Motion carried 4-0 (Valles absent.) VARIANCE NO. 12-07 CATEGORICAL EXEMPTION APPLICANT: Janet Austin LOCATION: 339 Shadydale Avenue REQUEST: The applicant is requesting approval of a variance to certain development standards including rear setback and rear yard lot coverage. The proposal is to legalize the conversion of a patio into a garage located in the rear yard adjacent to the alley. The property is located within the “Single-Family Residential” (R-1) zone, Area District 1. Motion by Holtz, seconded by Woods, to adopt Resolution No. 12-5477 approving Variance No. 12-07.
